There is another useful real estate and mortgage app that you might want to check out, iQualify Pro. It is a new mortgage calculator on the App Store. Has a powerful feature that allows real estate or loan professionals to pre-qualify their clients in seconds based on their income and other factors such as debt ratios. Great app, but need UI improvement.

Almost every buyer I know who has bought a property through the listing agent has been disappointed in the amount they paid. I know of one case just in the last few months where a single woman paid $15K more than anything else in the neighborhood on a home in the 150K price range, and since the listing agent represented the seller, the buyer was in the dark.

She had only looked at 3 homes in person. She bought the line “well, you are paying more because the kitchen is remodled.” Any experienced agent would have had the market savvy to know that there are many other factors involved, and that the market’s reaction to a remodled kitchen is very different depending on demand in the market. She knows she could never sell it for what she paid for it, and regrets not calling an agent.

A good agent can give a buyer full exposure to the market (I’ve shown buyers up to 30 homes), and utilize years of negotiation experience to get their buyers the best possible deal. For instance, I continually find my buyers deals that are 15-20% LESS than anything else in the neighborhood. But those other more expensive homes keep selling, most likely to buyers without representation.

People need to be reminded that sellers agents work for the seller, not for you. And the few minutes you’ve spent watching Suze Orman and looking at Zillow do not make you a real estate expert. It simply gives you enough information to be dangerous.
